Portugal has many residence routes, but they share a common practical problem: you need to know which permit you hold, when it expires, which renewal channel currently applies and which underlying conditions you must still satisfy.

Residence permits in 30 seconds

Initial permit: the ordinary temporary residence permit is generally valid for two years, unless a special regime provides otherwise.

Renewals: ordinary temporary permits are generally renewable for successive three-year periods.

When to renew: Article 78 of Portugal’s Immigration Law says a temporary residence renewal should be requested no later than 30 days before expiry; current gov.pt guidance says the request can be made from 90 days before expiry.

Authority: AIMA is responsible for residence permits and renewals, although the live digital/appointment channel can differ by permit type and expiry date.

Core renewal checks: means of subsistence, accommodation, tax/Social Security compliance and the criminal/public-order conditions set by law.

Permanent residence: permanent status has no time limit, but its physical residence title normally has to be renewed every five years.

First identify what document you actually have

Do not treat every Portuguese immigration document as the same thing. A residence visa normally lets you enter Portugal and complete a residence process; an autorização de residência is the residence permission issued in Portugal. EU/EEA/Swiss citizens normally use the separate EU registration system covered in EU registration certificate (CRUE) in Portugal, not the ordinary third-country-national residence permit system.

Special categories can have different procedures or validity rules. Examples include CPLP residence permits, residence permits for investment (ARI), EU Blue Card/highly qualified routes, family-reunification permits and residence cards for non-EU family members of EU citizens. Always match the renewal route to the wording/category on your existing title and the current AIMA instructions.

How long is a temporary residence permit valid?

AIMA’s current general residence-permit guidance states that, without prejudice to special rules, a temporary residence permit is valid for two years from the date of issue and is renewable for successive periods of three years. This is the general rule, not a promise that every special permit follows exactly the same cycle.

Check the expiry date printed on your own title and the AIMA page for your legal basis. Do not calculate your deadline from the date of your visa, first entry, AIMA appointment or approval email if the residence card itself gives a different validity period.

When should you renew?

Article 78 of Lei n.º 23/2007 states that renewal of a temporary residence permit should be requested no later than 30 days before the permit expires. Current gov.pt renewal guidance says you can submit the request from 90 days before the end of validity.

In practice, do not wait for the last few days. Portal availability, payment, document uploads or a biometric appointment can create extra steps. Start checking the live AIMA renewal channel around the beginning of that 90-day window.

Where do renewals happen in 2026?

AIMA has moved much of the renewal process online, but Portugal is still working through different permit cohorts and legacy procedures. As of 2 October 2026, AIMA says its Portal de Renovações is available for ordinary residence permits expired or expiring from 1 July 2025 through 31 October 2026. AIMA has been expanding the date window progressively, so check the portal/AIMA news before relying on that cut-off later.

Permits that expired between 22 February 2020 and 30 June 2025 were handled through the AIMA Mission Structure/backlog route at services.aima.gov.pt. AIMA expressly separated CPLP, ARI and EU/family-card procedures from that ordinary backlog channel. These historical cut-offs matter if you are dealing with an old expired title.

Automatic extensions have ended

Do not rely on old articles saying expired Portuguese residence cards remain automatically valid indefinitely. AIMA announced the end of the pandemic-era automatic extensions: after 15 October 2025, an expired residence permit is no longer treated as valid on that basis if the holder has not started the renewal process. AIMA states that registration of the renewal and payment of the relevant fees produces a renewal receipt with a current administrative validity period; follow the live AIMA instructions for the document you receive.

What AIMA checks at renewal

Article 78 sets the general renewal conditions for third-country nationals. In broad terms, you should be ready to show that you:

have sufficient means of subsistence under the applicable rules;

have accommodation in Portugal;

have complied with your tax and Social Security obligations;

do not have a disqualifying criminal conviction within the statutory rule;

do not present public-order or public-security grounds for refusal; and

still satisfy any special conditions of your specific residence category.

The document list in the portal can depend on your route and the information AIMA can already verify electronically. Never upload an old generic checklist without checking the live portal instructions for your case.

Accommodation evidence has become more formal

AIMA’s current accommodation guidance requires a declaration by the applicant, under commitment of honour, stating the residence address and the legal basis for using the property. Depending on the situation, supporting evidence can include a current land-registry certificate for an owner/usufructuary, a rental contract plus a recent rent receipt, or a loan-for-use (comodato) agreement with property evidence. If your name is not on the underlying housing document, additional proof can be required.

Use AIMA’s current proof-of-accommodation guidance rather than assuming that a utility bill alone will always be enough.

What if your employment or activity changed?

A change of job does not automatically mean that every residence right disappears, but some residence categories are tied to a particular legal basis and changes can require an update, replacement title or evidence that you continue to meet the relevant route. AIMA’s work-permit pages also distinguish between employed and independent professional activity and may require a title replacement when the activity type changes.

If you moved from employment to self-employment, study to work, a family basis to an independent basis, or another major status change, check the AIMA page for your current and intended legal basis before simply clicking “renew”. A renewal is not always the correct procedure for a substantive change of category.

Biometrics and in-person appointments

Online submission does not guarantee that the whole process is remote. AIMA may call you for an in-person appointment when new biometric data or document verification is required. For current portal-based procedures, AIMA says it issues the appointment notification where biometric collection is necessary. Follow the date, location and document instructions in that notification rather than attending a Loja AIMA without an appointment.

Fees

Residence-permit fees depend on the type of procedure and are periodically updated. Use AIMA’s current Tabela de taxas e demais encargos linked from the page for your permit rather than copying a figure from an older immigration blog. The digital renewal process normally generates the payment instructions/DUC applicable to your case.

If your permit has already expired

Act quickly and use the channel that matches the expiry date and permit category. Current gov.pt guidance says people with a valid permit or one expired for less than six months can use the renewal process, while a person whose permit has been expired for more than six months may need to present the matter directly to AIMA rather than use the ordinary renewal service. Because AIMA’s backlog arrangements have changed repeatedly, an old expiry date should always be checked against the current AIMA portal rules.

Keep proof that you submitted the request and paid the fee. Article 78 provides legal effect to the receipt for a renewal request, and AIMA’s current digital procedures issue proof of the initiated renewal process. The exact administrative validity stated on the receipt/portal should be checked when issued.

Travel with an expired card or renewal receipt

Do not assume that a Portuguese extension, receipt or pending renewal will be accepted by another Schengen country or an airline as if it were a valid residence card. Portuguese domestic recognition and the documents needed for international travel are different questions. Before travelling with an expired title or pending renewal, check AIMA guidance, the destination/transit country’s rules and the carrier’s document requirements.

Permanent residence is different from renewing a temporary AR

Portugal’s ordinary autorização de residência permanente is a separate status. AIMA states that permanent residence itself has no limit of validity, but the physical residence title is issued for five years and must normally be renewed every five years or when registered identity details change. The conditions for first obtaining permanent residence are covered in Permanent residence in Portugal.

For the renewal of an existing permanent-residence title, AIMA’s 2026 FAQ identifies the residence title and a valid passport as the core documents, while the route for first obtaining permanent residence requires a broader assessment. Do not confuse the two.

Common mistakes

Confusing the visa with the residence permit. They are different stages/documents.

Using an EU CRUE process for a non-EU residence permit. The systems are legally different.

Waiting until the card is already expired. Start checking the renewal route from the 90-day window.

Relying on pandemic-era automatic extensions. Those blanket extensions have ended.

Using the wrong portal. Ordinary AR, old backlog cases, CPLP, ARI and EU/family residence documents have had different channels.

Assuming online means no appointment. AIMA can still require biometrics.

Ignoring tax or Social Security issues. Compliance is part of the statutory renewal test.

Submitting weak address evidence. Follow AIMA’s current accommodation rules.

Renewing when your legal category actually changed. A replacement or different residence procedure may be required.

Assuming a pending Portuguese renewal solves international travel. Verify travel-document acceptance separately.

Practical renewal checklist

Read the exact category and expiry date on your residence title.

At roughly 90 days before expiry, check the current AIMA renewal channel.

Confirm whether your case is ordinary AR, CPLP, ARI, EU-family residence, permanent residence or another special category.

Check passport validity.

Prepare current accommodation evidence in the format AIMA accepts.

Make sure tax and Social Security obligations are regularised where applicable.

Prepare current evidence of income/means of subsistence and route-specific activity.

Submit through the correct portal/channel and keep screenshots or confirmations.

Pay the official fee and save the receipt.

Upload any requested documents by the stated deadline.

Attend a biometric appointment if AIMA schedules one.

Check the new card immediately for errors in name, nationality, dates and address.

Official sources

AIMA — general residence-permit regime and requirements

gov.pt — renew a residence permit

Lei n.º 23/2007 — Article 78, temporary residence renewal

Lei n.º 23/2007 — consolidated residence-permit provisions

AIMA — current Portal de Renovações availability

AIMA — end of automatic residence-permit extensions

AIMA — accommodation evidence for residence permits

AIMA — permanent residence

Last verified: 2 October 2026.
