What the average Dutch household currently pays is not the same as what a new tenant will be asked to pay for an available home today.<\/p>\n<h2 class=\"wp-block-heading\">Three numbers that answer different questions<\/h2>\n<ul class=\"wp-block-list\"><li><strong>Existing-household costs:<\/strong> useful for understanding household finances, but include people with older contracts and established mortgages.<\/li><li><strong>Annual rent increases:<\/strong> show how existing rents changed. CBS reports an average Dutch rent increase of 4.4% in July 2026; private-sector rents rose 4.5% on average.<\/li><li><strong>Current asking rent:<\/strong> what matters when you are searching now. Use current listings and check which rental segment\/rules apply.<\/li><\/ul>\n<h2 class=\"wp-block-heading\">Why newcomers can experience a different market<\/h2>\n<p class=\"wp-block-paragraph\">CBS notes that rent increases can be larger when tenants change. A newcomer also may not have access to the same housing segment as an established resident and may face landlord income requirements, deposits and competition for available homes.<\/p>\n<h2 class=\"wp-block-heading\">What to put in your budget<\/h2>\n<ul class=\"ba-checklist wp-block-list\"><li>Base rent or mortgage payment.<\/li><li>Service costs where applicable.<\/li><li>Energy and water if not included.<\/li><li>Municipal and water-board charges.<\/li><li>Contents\/home\/liability insurance where relevant.<\/li><li>Parking or permit costs if relevant.<\/li><li>Maintenance\/VvE costs for owners.<\/li><li>A one-off deposit, moving and furnishing pot.<\/li><\/ul>\n<h2 class=\"wp-block-heading\">BorderlessAdvice rule<\/h2>\n<p class=\"wp-block-paragraph\">When we publish city cost comparisons, we will date the housing evidence and distinguish <em>asking prices<\/em>, <em>existing rents<\/em> and <em>household housing costs<\/em>.
