A Dutch home bid is more than a number. Price matters, but so do the proposed transfer date and the conditions attached to the offer. Removing a financing or inspection condition may make a bid look simpler to a seller, but it transfers risk to you.

What a careful bid can specify

  • Offer price.
  • Desired transfer date.
  • Financing condition, including the amount and deadline.
  • Building-inspection condition and a clearly defined threshold or outcome.
  • Any foundation condition where appropriate.
  • Items included/excluded and any other material agreement.

Financing condition

A voorbehoud van financiering can allow you to terminate if you cannot obtain the agreed financing within the contractual period. The contract can specify what evidence you must provide. Vereniging Eigen Huis notes that periods of roughly six to eight weeks are common, but this is not a universal statutory period: your own agreement controls.

Building-inspection condition

A bouwkundige keuring is a visual technical inspection. It can be done before agreement, during the statutory cooling-off period if timing permits, or under an agreed inspection condition. The clause needs usable wording: for example, what repair-cost threshold or finding permits termination.

Buying without conditions

Do not interpret “zonder voorbehoud” as a harmless way to bid competitively. If the cooling-off period has ended and no contractual escape route applies, inability to finance is not automatically a right to walk away. Contracts commonly provide for a substantial penalty if the buyer fails to complete.

Research the price, not just the asking price

Asking price is a marketing price, not an official valuation. Kadaster provides transaction/ownership information and the lender may require a valuation. Compare genuinely relevant nearby transactions, condition, size, tenure and special circumstances.
