Amsterdam, Rotterdam, The Hague, Utrecht and Eindhoven can produce very different relocation budgets, but rent is usually the biggest reason. Compare the home you can actually obtain, the commute you will actually make and the services your household actually needs — not a generic city index.
2026 private-rental snapshot
Pararius reported these average advertised/let rent levels per square metre in the unregulated rental sector in Q2 2026: Amsterdam €28.69, Rotterdam €22.79, The Hague €22.42, Utrecht €21.61 and Eindhoven €20.25. These are market indicators for new lettings in that segment, not official maximum rents and not what every tenant pays.
| City | Q2 2026 unregulated rent €/m² | What to investigate before choosing |
|---|---|---|
| Amsterdam | €28.69 | Highest rent benchmark of the five; test whether proximity saves enough commuting time to justify housing premium. |
| Rotterdam | €22.79 | Large-city jobs and rail network; compare neighbourhood and commute rather than assuming all Rotterdam is inexpensive. |
| The Hague | €22.42 | International/government employment, coastal geography and local transit can make location within the city important. |
| Utrecht | €21.61 | Central rail position can make it practical for multi-city commuting; housing availability still matters. |
| Eindhoven | €20.25 | Lowest benchmark of these five in Q2, but Pararius recorded the strongest annual growth among them. |
Do not turn €/m² into a promised monthly rent
Multiplying a city average by 60 or 80 square metres is useful as a rough scenario, but actual listings differ by neighbourhood, property type, furnishing, energy quality and rental segment. Pararius also reported that furnished homes nationally commanded a higher average €/m² than upholstered and shell homes in Q2 2026.
CBS and Pararius measure different things
CBS reports that average dwelling rents in 2026 rose 4.3% in Amsterdam, 4.7% in Rotterdam, 4.4% in The Hague and 4.5% in Utrecht. Those figures measure rent changes across the housing stock; they are not current asking-rent levels. Pararius’s figures above concern the unregulated market for new tenants. Use each dataset for the question it actually answers.
Compare total life cost, not rent alone
- Actual rent and service costs for homes you qualify for.
- Door-to-door commute and employer travel reimbursement.
- Bike/public-transport/car requirement.
- Childcare and school logistics if relevant.
- Municipal/local charges and parking where relevant.
- Whether a cheaper city creates more temporary accommodation or commuting cost.
Independent comparison data
Numbeo can help compare everyday prices between cities, but it is crowdsourced and independent. Treat it as a directional comparison, then verify high-impact costs against current listings, employers and official sources.
