A mortgage payment is only one part of the monthly cost of owning a Dutch home. Before buying, model taxes, insurance, maintenance, VvE or erfpacht, utilities and property-specific risks.
Recurring ownership costs
- Mortgage: interest and repayment according to your loan.
- Municipality: homeowners can face OZB and other municipal charges; amounts differ by municipality and household.
- Waterschap: water-board taxes are separate from your drinking-water bill.
- Insurance: lenders normally require appropriate building insurance; contents and liability cover are separate decisions.
- Maintenance: reserve for predictable work as well as unexpected defects.
Apartment? Investigate the VvE
Apartment ownership normally brings membership of the Vereniging van Eigenaars (VvE). Check the monthly contribution, reserves, insurance, recent meeting minutes, debts, planned works and the maintenance plan/MJOP. A low contribution is not automatically good news if the building is underfunded.
Erfpacht
If the home stands on leasehold land, understand the canon, indexation/review rules, remaining period and whether the obligation has been bought off. Do not compare an erfpacht property with full ownership on purchase price alone.
Energy, water and heat
Check the energy label and the actual installation: gas boiler, heat pump, solar panels, district heating (stadsverwarming) or block heating can produce very different recurring costs. Electricity/gas contracts, drinking water and district heat are not organised in the same way. For electricity and gas you normally choose a supplier but not your regional network operator; drinking-water service is regional; with district/block heat you generally cannot simply choose a competing heat supplier.
Ask for evidence, not just an estimate
Before buying, request relevant VvE documents and ask the seller for recent energy/heat information where available. Treat one household’s bill cautiously: occupancy, temperature preferences, insulation and contract timing matter. Our dedicated Utilities & Energy guide explains suppliers, netbeheerders, water companies, stadsverwarming, moving and meter readings.
