Huurtoeslag changed significantly in 2026. A high rent no longer automatically excludes you from eligibility, but the subsidy is still calculated only up to a capped rent amount. From 2026, service costs no longer count: the calculation uses the kale huur (basic rent).
The important 2026 change: no maximum rent as an entry condition
Before 2026, a rent above the applicable maximum generally blocked huurtoeslag. From 2026, you can sometimes qualify even if your actual basic rent is higher, provided you meet the other conditions.
But the calculation still has a cap
- For most households, no huurtoeslag is calculated over the part of basic rent above €932.93 in 2026.
- If everyone in the household is under 21, the lower 2026 amount is €498.20.
- You always pay part of the rent yourself.
2026 asset test
| Person | Maximum assets on 1 January 2026 |
|---|---|
| You, no toeslagpartner | €38,479 |
| You + toeslagpartner | €76,958 combined |
| Each relevant medebewoner | €38,479 |
Other key checks
- You normally need an eligible independent dwelling (zelfstandige woonruimte) unless a specific exception applies.
- Your household income must fit the calculation; there is not one simple universal income ceiling that works for every household.
- Use the basic rent, not old service-cost additions, for the 2026 calculation.
- Household composition, age and co-residents can change entitlement.
- Huurtoeslag is not automatic: apply through Mijn Toeslagen.
Why this matters when house hunting
Do not reject a home solely because its rent is above €932.93 without running the 2026 calculation. But also do not assume huurtoeslag will make an expensive home affordable: the subsidy does not rise with every euro above the calculation cap.
